• We offer high end drafting for your new construction build, additions, and renovations. We also offer 3D renderings for renovations, new construction, kitchens, baths, interiors, etc.

We can offer engineered stamped plans for all of our projects, where required or desired.

In addition, for our kitchen and bath drafting service, we are also a cabinet dealer for many different lines and can get you what you need, as a one stop shop. We can also build cabinets and furniture pieces in-house to fit your custom needs.

  • As a fully insured, certified contractor in the state of New York, we are able to make your dreams come true. From traditional construction methods, to more obscure ones; like post and beam, timber frame, or pole barns.

If you’re looking for one place to do it all, we can do it. From designing your new home, to construction. New home construction, garages, barns, sheds, additions, barndominiums, etc.

  • If you’re looking to revamp your existing home to better fit your lifestyle and needs, we can help there too. Bringing an old home to life is one of our passions. Seeing our clients reactions to the finished projects of their bathroom renovation, kitchen renovation, or any remodeling work, is what keeps us going.

Keep us in mind for your next project, we’d love to take a look.

  • Our initial meeting where we’ll go over your needs and ideas. I'll go over the process and appropriate pricing for the planning and design phase.

A design agreement is typically signed prior to any design work done, and a retainer is paid for the design services. This retainer is applied to the contract cost after the documentation phase.

  • Through several meeting, emails, phone calls, texts, zoom meetings, etc., we will nail your design for your project. Regardless of how long it takes, we will get you there.

We will review plans, materials, timeline, and more during this phase. Going through several revisions is completely normal in this phase.

  • During this phase, final pricing is determined and contracts are negotiated and signed. Any permits needed are supplied during this stage as well.

Once that’s squared away, final stamps are supplied where necessary. This is the stage where we begin ordering materials to start your project and longer lead-time materials for later in the project.

  • Depending on your project, this is where it all happens. Whether it be in our shop or at your site, this is the production and construction phase. Usually the longest phase, this is where we begin the labor on your project.

During this time, it’s likely that you’ll find yourself wanting to make changes. We encourage this, only when timeline and budget can suit. Change orders will be issued and additional documentation will be drawn up and provided.

This phase will continue until the work is finished.

  • During this time, we do our final touches and cleaning up. This is where clients usually generate a punch list, if at all, by going over their project with a fine toothed comb and finding things that need a little touching up. This is fine and expected! It’s your project, after all, we want it perfect.

The Process

Frequently Asked Questions

  • Occasionally, the need arises that we need subs to do work for us, however, that is very rare and it is typically just employees of JSH&Co. doing any labor on your project.

  • Short answer; yes. If you would like to continue to stay in your home during remodels, you’re more than welcome to. We try to keep it as clean as possible, but it is a construction site and things can be messy and loud.

However, for insurance reasons, some tasks performed during the construction or remodeling of a home can be dangerous if not trained properly, so it’s best you’re not there for those. You’ll be informed when these things are happening in advance.

On new construction projects, you can be present for construction on site, but again, for safety reasons, it’s best you watch from a distance until the project is safe to walk around.

  • Unfortunately, the liability is too high in situations like this. So for your safety, it’s best you don’t.

Even if you want to do something on your own, we ask you don’t, as you’re under our permit.

  • Yes, we do have a markup on materials, as we are a business. This helps with the overhead cost of calculating all of the materials in a project, which takes time and is often not compensated.

While speaking about this, we do not allow our clients to provide materials for projects (Usually. We make exceptions from time to time depending on the circumstance)

  • This is a little complicated.

If you come to us and just want plans drawn without any labor, then of course.

However, if you want plans drawn and for us to the work on the project, the design agreement pricing is less and I retain ownership and copyright over my designs. Taking them elsewhere would not be allowed in this case, and if used would be copyright infringement.

Though, you can “Buy Out” your plans to be able to take them elsewhere.

  • We are based in Central New York, our operational circle is typically around 30 miles for any job we will have to visit frequently. This includes the Eastern Finger Lakes Region, all of Central New York (Cortland, Tully, LaFayette, Syracuse, Dryden, Cazenovia, etc), and part of the Southern Tier Region.

However, our design service is available for all of New York and New England.

  • Absolutely, take a look at our Projects Page to see what we’ve done in the past. Though, some small handyman projects may be not worth our time, or your money.

  • It varies greatly on the project and is reflected on your budget, depending on material selections. Contact us for your introductory meeting to review average costs for your project.

  • Again, it depends on the size of your project. A new construction home typically takes seven to nine months, but sometimes upwards of 12 (depending on the size), while a small bath remodel may take only two or three weeks.

  • This is a question that gets asked of me often. I only work with people that I trust and know can do a superb job on my projects.

To put names to faces, no one will work on your project that you haven’t met prior to contruction.
